Interesting Questions About Opt In List Rental

Sharon asks…

Any advice for a first time camper? What should i bring? How do I find the right location?

My girlfriend and I want to go camping this weekend and neither of us have ever been. How do we pick the right spot to set up our tent? What is essential that we bring? Should we set up camp close to our car so that we don’t have to carry everything to our campsite? I need help.

Richard answers:

Like most things, everyone has a different idea of how camping should work. My philosophy is that if you500彩票幸运快三怎么看走势 have fun and you500彩票幸运快三怎么看走势 aren’t miserable, you500彩票幸运快三怎么看走势’re doing it right.

I’m going to assume you500彩票幸运快三怎么看走势’re camping in a tent, and that you500彩票幸运快三怎么看走势’re going to drive to the site instead of hiking in from a remote location.

First, the site. If this is you500彩票幸运快三怎么看走势r first time camping, I recommend you500彩票幸运快三怎么看走势 go to a commercial campground. Yes, it’s kind of like canned camping: there’s already an area cleared out, there’s already a fire pit, and there are probably showers and toilet facilities on-site. It’s not as nature-y, and there will be other campers. Those same drawbacks can be real advantages, especially to beginners–and especially for you500彩票幸运快三怎么看走势r girlfriend, who probably isn’t too keen on squatting in the woods. Fellow campers can be a nuisance, or they can become friends. Plus, it’s VERY handy to have someone else around in the event that you500彩票幸运快三怎么看走势 forgot something that they might have, or if you500彩票幸运快三怎么看走势 get into a minor emergency situation. Campgrounds tend to be near water and some moderately decent scenery, and many offer rental items which you500彩票幸运快三怎么看走势 might not want to buy you500彩票幸运快三怎么看走势rself and tote to the site, such as canoes and fishing gear.

If you500彩票幸运快三怎么看走势 go it alone out into the wilderness, TELL SOMEBODY exactly where you500彩票幸运快三怎么看走势 will be and when you500彩票幸运快三怎么看走势 will be back. Bring cell phones, emergency supplies, all of that stuff. For a site, try to find an area that will comfortably fit you500彩票幸运快三怎么看走势r tent, and that is on a slight hill. “Slight” can be as little as one inch higher than the surrounding area; it doesn’t need to be the highest place in sight. In warm weather, try to locate you500彩票幸运快三怎么看走势r tent where you500彩票幸运快三怎么看走势 will get shade from trees. In cold weather, choose between the benefits of getting direct sunlight and having trees to break up the wind.

Try not to pitch you500彩票幸运快三怎么看走势r tent on rocks, pinecones, etc. Tall grass can also be a nuisance, as it tends to tick across the fabric of you500彩票幸运快三怎么看走势r tent and makes noise…which happens to sound like insects skittering across you500彩票幸运快三怎么看走势r tent. Try to interfere with you500彩票幸运快三怎么看走势r surroundings only minimally.

Stuff to bring: Tent. “Sleeps X people” should be interpreted as “sleeps X midgets with their limbs removed.” For two people, a four-person tent should be the minimum. Throw away the stakes that come with the tent and buy solid steel stakes–the ones that look like giant nails. Bring a hand sledge or heavy hammer to drive the stakes.

Sleeping bags: 2. As well as you500彩票幸运快三怎么看走势 and you500彩票幸运快三怎么看走势r girlfriend get along, and whatever hanky-panky you500彩票幸运快三怎么看走势 have planned, it isn’t fun getting elbowed in the head all night by someone who can’t get any further than six inches away from you500彩票幸运快三怎么看走势. Bring pillows, and bring sleeping pads or an inflatable mattress. If you500彩票幸运快三怎么看走势 opt for the mattress, bring a pump. I HIGHLY recommend a battery powered pump. Pajamas are a good idea in public campgrounds.

Bring several light sources. The little keychain flashlights are great. I would definitely consider battery-powered fans also. Bring many trash bags–they’re one of the most handy things you500彩票幸运快三怎么看走势 can have.

Bring food and drink, in a stout platic cooler with a removable lid. Drinks on bottom, ice in the middle, food on top. Bring plates, cooking and eating utensils, and a roll of paper towels. Consider bringing a camp chair for each of you500彩票幸运快三怎么看走势. Add fire-starting supplies to the list. Some insect repellant and light first aid stuff should make it into you500彩票幸运快三怎么看走势r bags.

Aside from that, extra clothes and toiletry items (toilet paper!) should round out the list. Have fun!

Does anyone know of a piece of music for wind ensemble featuring solo piano?

I am a senior in high school, looking for a piece that my school’s band could play featuring me on piano. Any suggestions will be appreciated. (:

All the best,

Paul asks…

In buying a 500彩票幸运快三怎么看走势, are there any teacher incentives?

If not, then what are other incentives in buying a 500彩票幸运快三怎么看走势 that would cut down the cost?

Richard answers:

My Community Programs are at 100 percent, with a rate at 6.5 percent – Before you500彩票幸运快三怎么看走势 go any further, go to www.bankrate.com and also go to www.hud.gov Ask you500彩票幸运快三怎么看走势r Lender / Broker about the Community SolutionsTM This program offers Special program for teachers, educational institution employees, police officers, firefighters, and health care professionals – Offers eligible borrowers higher ratios and gifted reserves. There are income limits for this program. Borrower’s income must not exceed 100% of the medium income for the designated area. Check the HUD income limit for you500彩票幸运快三怎么看走势r area at the above web site I listed.

If you500彩票幸运快三怎么看走势 were to choose an FHA loan, you500彩票幸运快三怎么看走势 will be required to put 2.75% into the transaction. With My Community there is no minimum requirement. FHA loans have upfront Mortgage Insurance (MI), plus you500彩票幸运快三怎么看走势r monthly Mortgage Insurance.. With My Community, Lender Paid MI is an option. This means that you500彩票幸运快三怎么看走势 can opt for a slightly higher interest rate so you500彩票幸运快三怎么看走势 will have no mortgage insurance. If you500彩票幸运快三怎么看走势 choose the mortgage insurance option, My Community allows for a reduced MI of 20% coverage or a factor of .59%, and there is no upfront fee (fha has). A $180,000 loan would cost $88.50/month, which is $54.50 less than the old premium calculation of $144.00/month. The loan must get approved through our automated Fannie Mae engine first, to get this lower MI rate.

To get qualified for a 500彩票幸运快三怎么看走势 loan. You will need 2 years job time, 2005 and 2006 W2′s, 1 month paystubs, 2 year rental history. This greatly helps you500彩票幸运快三怎么看走势 get into a 500彩票幸运快三怎么看走势. Lenders like to see a steady income coming in. If you500彩票幸运快三怎么看走势 have assets (life insurance, some money in the bank, Retirement, Stocks & Bonds, 401k) Anything that helps build a stronger file for underwriting.

Lenders look at you500彩票幸运快三怎么看走势 DTI (Debit-to-income ratio) to see that you500彩票幸运快三怎么看走势 do not go over income regarding a 500彩票幸运快三怎么看走势 – Conforming and FHA the DTI is lower, in the sub-prime market the DTI is higher. FHA does not like to see anything over 43 percent of you500彩票幸运快三怎么看走势r TOTAL DEBIT. House, 500彩票幸运快三怎么看走势 Owners Insurance, Property Taxes, and any bills that is on you500彩票幸运快三怎么看走势r credit report. (Car, credit card debit, etc etc).

Decide on how much you500彩票幸运快三怎么看走势 want to spend, if you500彩票幸运快三怎么看走势 want to escrow the taxes and insurance. Say the taxes are 1200 a YR and insurance 800 a year (just an estimate, ok) That is 2,000 a year divided by 12 = 166.66 If you500彩票幸运快三怎么看走势 paid 1,000 a month now – (166.66) you500彩票幸运快三怎么看走势r P/I Principle and Interest would be 833.34. Now you500彩票幸运快三怎么看走势 decided on the price range you500彩票幸运快三怎么看走势 are looking into. If you500彩票幸运快三怎么看走势 have great credit, a 1 loan at 130,000 at a rate of 7 percent over a 30 year time would be 864.89 – This is just a estimate – ok -
It greatly depends if you500彩票幸运快三怎么看走势 need help with closing cost, (The seller could do Seller Help toward you500彩票幸运快三怎么看走势r closing cost). If that is the case, I normally tell my clients NOT to hackle over the price, since you500彩票幸运快三怎么看走势 are asking for closing cost help – especially if the 500彩票幸运快三怎么看走势 is thru a realtor, and the seller has to pay the realtor their fee which runs from 2-6 percent of the selling price, and you500彩票幸运快三怎么看走势 ask for 4-5 percent toward closing cost -assistance) Follow me so far??

Talk with a broker, a broker underwrites for many company’s (I underwrite for 150 companies) so I only have to pull credit 1 time, and they look at my credit. A single lender (not a broker) has programs available, but they may not be able to help you500彩票幸运快三怎么看走势 and you500彩票幸运快三怎么看走势r situation, so you500彩票幸运快三怎么看走势 go elsewhere, and than that person pulls you500彩票幸运快三怎么看走势r credit (see what I mean.) If you500彩票幸运快三怎么看走势 shop, you500彩票幸运快三怎么看走势r credit is pulled and that is considered a soft pull, for a 30 day period. Just like shopping for a auto, it is good for 30 days. If you500彩票幸运快三怎么看走势 apply for a credit card, that is considered a “hard” pull and it drags down you500彩票幸运快三怎么看走势r credit score. When looking for a 500彩票幸运快三怎么看走势, please do not apply for a credit card, Department Charge Card, Gasoline Card or make any major purchases, like a auto, etc. This will pull you500彩票幸运快三怎么看走势r credit down

Try to find someone (broker) that will pull you500彩票幸运快三怎么看走势r credit one time, and submit you500彩票幸运快三怎么看走势r loan application to company’s that will go off his credit report. By the way, a loan application is called a 1003, and they will issue you500彩票幸运快三怎么看走势 a GFE (Good Faith estimate, with-in 3 days, that is per the RESPA laws, and the TIL (Truth in Lending). This will tell you500彩票幸运快三怎么看走势 the up-front closing cost (etc) associated with you500彩票幸运快三怎么看走势r loan. This is a estimate only – not the final – but it does help you500彩票幸运快三怎么看走势 figure things out.

Cost associated with you500彩票幸运快三怎么看走势r loan. You will need to pay for the appraisal up front (when it being done). You will need to pay for The 500彩票幸运快三怎么看走势 Owners Insurance Coverage for at least 6 months (ask you500彩票幸运快三怎么看走势r lender), if you500彩票幸运快三怎么看走势 are escrowing (where it is added into you500彩票幸运快三怎么看走势r mortgage payment, than lenders normally want to see 1 year paid). The seller can help you500彩票幸运快三怎么看走势 with up to 6 percent of closing cost. So the title fee, lender fees, underwriting fees, flood cert, etc can be paid for my the seller. Check you500彩票幸运快三怎么看走势r good faith estimate that I mentioned above.

Start interviewing agents so you500彩票幸运快三怎么看走势’ll have a good one when the time comes to start looking. Get referrals and select someone who knows you500彩票幸运快三怎么看走势r market and the neighborhoods you500彩票幸运快三怎么看走势 prefer. A good agent will notify you500彩票幸运快三怎么看走势 as soon as a 500彩票幸运快三怎么看走势 that fits you500彩票幸运快三怎么看走势r criteria goes on the market and stays on top of the listings on a daily basis and calls you500彩票幸运快三怎么看走势 the minute a good match shows up, especially in communities where 500彩票幸运快三怎么看走势s are listed and pending sale in the same week, or even same day. Pin down the basics, specifically the neighborhoods you500彩票幸运快三怎么看走势 like that will accommodate you500彩票幸运快三怎么看走势r family’s needs, including commute to work, schools, recreation, shopping, and, most importantly, are in a price range you500彩票幸运快三怎么看走势 can afford.

It’s you500彩票幸运快三怎么看走势r 500彩票幸运快三怎么看走势. It’s you500彩票幸运快三怎么看走势r money. Never hesitate to ask questions. Failing to obtain a 500彩票幸运快三怎么看走势 inspection from a qualified inspector The job of a professional 500彩票幸运快三怎么看走势 inspector is to look over every major part of a 500彩票幸运快三怎么看走势 and write a report that judges the 500彩票幸运快三怎么看走势’s quality and condition. A 500彩票幸运快三怎么看走势 inspector reports on the structural and mechanical condition of the 500彩票幸运快三怎么看走势. After the inspection, you500彩票幸运快三怎么看走势 will have the facts you500彩票幸运快三怎么看走势 need to make a decision about buying you500彩票幸运快三怎么看走势r 500彩票幸运快三怎么看走势. A well-qualified inspector who has adhered to federal licensing standards can spot problems that you500彩票幸运快三怎么看走势 might not be able to see. Expect problems to be clearly explained, repair expenses closely calculated, maintenance costs estimated, and a written report delivered within a day or two.

Most contracts are written conditional on the outcome of several inspections. These inspections may include several items including inspection for wood-boring insects, excessive amount of radon gas, structural soundness, and the condition of the heating, wiring, and plumbing. When the contract is written, it should specify who would be responsible if there is a problem with the results of any of these inspections. If well written, 500彩票幸运快三怎么看走势 inspections can create a safety valve for both the buyer and seller. If poorly written, the result can be heartbreak or law suits.

You must be certain which repairs and closing costs are you500彩票幸运快三怎么看走势r responsibility. You must know whether the property can legally be sold “as is” and how deed restrictions and local zoning will affect the transaction. If there are defects in the title, or if the property is in conflict with local restrictions, you500彩票幸运快三怎么看走势 or you500彩票幸运快三怎么看走势r Realtor must remedy them. Otherwise, you500彩票幸运快三怎么看走势 could lose thousands! You probably would not want to rely on the seller to point out defects in a house he is attempting to sell. There may even be hidden problems of which he is unaware.

Be sure you500彩票幸运快三怎么看走势r sales contract is worded so that any “earnest money deposit” must be returned in the event the house fails inspection. If a major defect is found, you500彩票幸运快三怎么看走势 have the option to cancel the contract and have you500彩票幸运快三怎么看走势r deposit returned, bargain for a lower price to compensate for the cost of repairing the problem, or have the owner make needed repairs before the sale. Good Luck to you500彩票幸运快三怎么看走势, and a special Thank you500彩票幸运快三怎么看走势 for what you500彩票幸运快三怎么看走势 do, helping those in a crisis. Be safe

Chris asks…

Can anyone tell me about sorority financial dues?

I’m considering going through recruitment, but my university lists NO financial information. I don’t want to join and then realize I’m in over my head. My state has laws against sorority houses, so I wouldn’t have to pay for housing or meal plans or anything like that, just the annual stuff and whatnot. Any information is greatly appreciated! :)

Richard answers:

So there are five kinds of financial obligations when you500彩票幸运快三怎么看走势 are in a national NPC sorority:
1) new member dues-you500彩票幸运快三怎么看走势 pay these in you500彩票幸运快三怎么看走势r first term, usually before initiation. They are $300-700 and covers you500彩票幸运快三怎么看走势r subscription to the magazine, you500彩票幸运快三怎么看走势r new member pin, a basic lifetime member pin, you500彩票幸运快三怎么看走势r national panhellenic dues and administrative costs. Your chapter can also assess new member dues to offset the cost of recruitment, gifts and training materials used in you500彩票幸运快三怎么看走势r first year. These can range from $10-100 but the trend it to keep them low because the national dues are expensive.
2) annual lifetime member dues-The chapter usually sets a budget for the year that covers mosts costs and then they divide the total by the estimated number of members for the year. They usually bill by the term and payment plans are available. Your annual chapter dues usually include you500彩票幸运快三怎么看走势r annual national dues (the chapter fronts the money at the beginning of the year and rolls the cost into you500彩票幸运快三怎么看走势r chapter dues)
3) Social fees and parafenalia- there may be additional costs that are “required” but not included in the dues these include the dance, t-shirts, road trips, retreats etc. Anytime an activity goes over the budget the costs are offset by either another area of the budget or by additional member fees. For example the annual budget may include $50 from each member to cover the cost of the annual dance but if the plans go over budget the chapter may vote to sell tickets to the dance to each member for an additional cost. You can choose not to attend but you500彩票幸运快三怎么看走势 don’t get you500彩票幸运快三怎么看走势r original $50 back…true it is not very fair. The same can be said for t-shirts some chapters want t-shirts for every little event you500彩票幸运快三怎么看走势 can opt out but it won’t make you500彩票幸运快三怎么看走势 very popular.
4) here and there contributions to chapter activities- Say you500彩票幸运快三怎么看走势 are hosting a parents event and you500彩票幸运快三怎么看走势 bring a plate of cookies to share. You could submitt the receipt to the parent’s club officer for reimbursement but most people forget or don’t want to bother. Problem is those plates of cookies, napkins, movie rentals, parking fees etc, etc, etc add up over time. It is ok to be the one who never buys anything there is usually too much food anyway and no one will ever notice you500彩票幸运快三怎么看走势 didn’t bring anything. Just chip in once in a while to be a good sister.
5) everything else- Coffee dates, contributions to you500彩票幸运快三怎么看走势r chapter’s charity and the charity functions of other greek orgs, cover charges at the bar, etc.

When you500彩票幸运快三怎么看走势 register for recruitment (or show up on the first day) ask for the financials of each chapter. They should have a list ready made but if not just ask when you500彩票幸运快三怎么看走势 attend each chapter’s party. Then add $300-500 per term to whatever lifetime dues amount they give to cover expenses #3, 4 and 5.

Donna asks…

My daughter is thinking of playing an instrument how expensive are they? Particularly the cello.?

My daughter is in 4th grade and want to play an instrument. Am I wrong to try and persude her to get a smaller less costly instrument. I only say this b/c i was in 4th grade once, played the flute, and learned nothing and became uninterested and my mother about beat me with the flute b/c of the cost! I am a single parent of three, FT student, and already hold down three jobs. My daughter reassuers me she is committed and claims to know the benefits , but how many other things have I purchased that are sitting up in her room? Should the school be required or help out with the rental of all of the necessary supplies? What should I do?

Richard answers:

My son, who is now 25, chose the cello for his instrument of choice in elementary school. He went to school on the morning of instrument try-out day intending to choose the trumpet so I was totally unprepared when he came 500彩票幸运快三怎么看走势 wanting to play the cello. Of course, the cello was on the list of expensive instruments, just slightly less money than a bass or a tuba (both of which our schools owned enough of so students did not have to buy one of their own). We opted to go with the rent to own program through a company who works with our school district. $37.00/month with bottom line of $1000 for a basic student cello, bow, and soft-sided case. By the time he was in summer orchestra between 6th and 7th grade it became obvious he had a talent for the cello and was recruited by a wonderful cello teacher, whom he adored, and took lessons with for years. When he outgrew his student model, we upgraded to another cello purchase outright at a cost of $2500. By the time he was in high school and he decided to pursue music in college, we upgraded again to an instrument valued at $6500 but we got it from the maker for less because he was un-happy with the finish quality! Sound quality was excellent, but we had to travel 300 miles to the studio of the maker to purchase it. Quality and price of cellos have a large range. Throw in a multitude of types of bows, strings, and cases and the potential is there for a large expense. The school district is not required to help out with instrument rental nor provide supplies, but, if you500彩票幸运快三怎么看走势 ask, there may be funds available to help out students unable to pay the rental fees. Our school district also maintains a list of used instruments for sale by other parents that are considerably cheaper than the rent-to-own program. Especially for stringed instruments, which come in different sizes, this is a helpful way to get instruments for less than the rental cost and also provide a way to re-coup a portion of the expense when some kids inevitably decide an instrument is not for them after all. Our school district also maintains a small supply of school-owned instruments for use, but are offered at the high school level first then on down so generally none are available at the beginning level. I am mom to 4, ages 28, 25, 22, and 10. Oldest played clarinet, son plays cello still, middle daughter plays viola (also still), and you500彩票幸运快三怎么看走势ngest will decide in 2 weeks which instrument she wants to play. She’s leaning towards the trumpet, but we know how that can turn out!
